Complete inspection services

One inspector, one computer-generated report, no subcontractors sent in your place. Residential and commercial, Maryland and Delaware.

Home inspections

Buyers, sellers and new construction. Structure, roof, systems and the things that turn into money later. Performed under the standards of practice, and written so you can act on it rather than admire it.

  • Structure, foundation, grading and drainage
  • Roof, flashing, gutters and everything that moves water off the building
  • Heating and cooling, by an inspector who holds a Maryland master HVACR license
  • Electrical, plumbing, and the fixtures and appliances that come with the house
  • Attic, insulation, ventilation and moisture
  • Findings separated into what needs attention now and what to watch

Commercial inspections

Retail, office and small commercial property, by an inspector who spent twelve years enforcing the code on buildings like them for Howard County.

  • Building envelope, structure and roof systems
  • Mechanical, electrical and plumbing at the scale a small commercial building actually runs
  • We go beyond what most engineering reports provide in that we can test all the equipment and tell you the age, how efficiently it's working, and what its estimated lifespan will be.
  • Scope agreed in advance, because no two commercial jobs are the same

Pre-listing inspections

Find it before the buyer's inspector does, and price the house knowing what is in it. The cheapest negotiation you will ever have is the one you have with yourself before the listing goes up.

  • The same inspection a buyer's inspector would run
  • Time to fix, price in, or disclose, on your schedule rather than during a contract
  • Fewer surprises at the table, and fewer renegotiations

Radon testing

NRSB-certified radon measurement, with results in time to act on them before settlement.

  • Placed and retrieved on a schedule that fits the contract dates
  • Results reported plainly, with the action level explained
  • Run alongside the home inspection so you are not booking two visits

Mold sampling

Samples collected and sent to an independent laboratory. The lab reads the results, which is how it should be. An inspector who both takes the sample and tells you what it means has an interest in what it means.

  • Air and surface sampling where conditions warrant it
  • Independent laboratory analysis, reported as the lab writes it
  • No remediation sold, because we do not do remediation

Thermal imaging

A professional Fluke thermal camera, not a phone attachment. Most inspectors advertising infrared are using a clip-on accessory that cannot resolve what matters.

  • Moisture getting in where it should not, behind finishes and around windows
  • Missing or displaced insulation in walls and ceilings
  • Heat escaping around windows, doors and rooflines
  • Reported as findings in the inspection report, not as an energy audit
Waterfront

Seawalls, bulkheads, lifts and floating docks

The specialty, and the reason most people call. Independent condition reporting on the structures between the house and the water, from someone with no repair work to sell.

Pricing

What it costs depends on the house

Price follows the age and the square footage of the property, and whether there are marine structures to cover. Call and you will get a firm number in two minutes, not a form to fill in and wait on.

Call and you get me, not a call center

Eight in the morning to eight at night, seven days a week. Tell me about the property and I will tell you straight what is involved.
